Beautiful land within 1 hour of NYC is VERY hard to find. The price on these two 1-acre lots has recently been reduced.
Warwick, NY is where we live. We’re pretty sure you would like it here as well. Our move came after living in NYC (and loving it) for years. One day we looked around and thought that there must be something more. There was: lush green land with old-growth trees, a clear flowing stream, and plenty of peace and quiet. When we miss the noise we just head back into the city. One of us works here at home, the other commutes to Greenwich Village.
We have subdivided two exquisite building lots from our land. These fully approved parcels would make the perfect place for your new home — full-time like us or as week-enders. And these house sites are the perfect investment — land prices rarely, if ever, go down in Orange County. They’ve gone up astronomically in the past ten years. One lot is slightly more than 1 acre, the other is slightly less.
Both lots are fully approved and ready to go. All engineering is complete: perc. (septic) test successful, curtain drains installed, well permits on hand, and rough driveways are in. If you are looking at other land be sure to ask to see the approved engineering — if it is not complete, the process can take as much as two to three years. Without engineering, you can not get a building permit!
All utilities are nearby. Both lots are nicely wooded, one with old-growth trees, the other with lush cedars. One has a protected Western view of our stream and hillside, the other has an old stone wall and direct access to a Warwick town road. Both are 1 minute from Rt. 17A — far enough away to neither hear nor see traffic yet close enough for easy access.
With the exception of a few friendly neighbors (two of them being my wife and me) you have privacy with peace and quiet. We enjoy that most of all. All surrounding land (including our 35 acres) is either protected from future development or part of Sterling Forest Park. Homes in the area are valued from $300,000-$1,600,000.
The location could not be better: a realistic 48 minutes from the George Washington Bridge, and even closer to northern New Jersey. Take the train, bus, or drive yourself. My wife uses the train from Tuxedo Park twice a week and drives two other days. When we were building the house, I drove up in a reverse commute from Tribeca (8 miles south of the GW) each day in less than an hour.
You will be two minutes away from 9-mile long Greenwood Lake with fishing, boating, and lunch or dinner at any one of six lakeside restaurants. In the spring and summer we often eat there on the weekends. Nothing is as nice as a sunset dinner on the lake. You are also 8 miles away from the Villages of Warwick, Chester, and Monroe with all sorts of shopping — all the way from antiquing to Big Box: Wal-Mart, Home Depot, Target, BJ’s, Woodbury Commons, etc. Convenient but no problems with traffic jams. Your Post Office, gas, newspapers, pizza and cheeseburgers are all 90 seconds down the hill in Greenwood Lake. Does it get any better?
Privacy and the peaceful life style — it seemed like a fantasy, but we are actually living it. You can too. Only these two lots are available.
