BY OWNER – This property is located in the community of Cedarpines Park, California, south of Silverwood Lake, West of Lake Gregory and just North of downtown of Crestline in the San Bernardino National Forest. The mountain community of Cedarpines Park has a full-time population of about 1,300 and expands to over 3,000 on busy weekends and holidays and Crestline (2-miles south) has a full-time population of about 10,700 and up to 15,000 visitors on busy weekends and holidays. There are many local businesses and services to support this popular recreation destination area including Restaurants, Lodging, Gas, Automotive and many Specialty Stores.
I am selling TWO (2) separate Lots that backup to each-other (See parcel maps) The TWO (2) Lots are Lots #16 (Parcel #0343-013-11-0000) and Lot #23 (Parcel #0343-013-16-0000) and are being sold together for One Price. The lots dimensions are 30x173x18x84x25x86 for total of about 5,240-sf. One lot is located on “Burnt Mill Canyon Road” just North of the “Mojave View Drive” turnoff and the other is located directly adjacent to the East of the first lot just North of “Mojave View Drive”. Both lots have a slight incline down hill towards the seasonal creek and than uphill on the other side of the creek. The lots are easily accessible from both access roads with light to medium trees and vegetation and beautiful views of the Forrest.
DIRECTIONS: From Crestline take Waters Rd to “Mojave River Road and drive through the community of “Breezy Point” where the road goes from pavement to gravel. Continue a couple of miles until you dead-end into “Burnt Mill Canyon Road” (house / garage on Left) Turn Right onto “Burnt Mill Canyon Road” and drive between the trees, (see Photo’s #10 and #11) continue a short distance and as the road begins to curves to the Left, you will see the turn-off for Mojave View Drive on your Right (see photos #12 and #13) continue straight and the Parcel #11 is the second lot on the Right just past the Mojave View Drive turn-off. It has or had wood stakes in the ground with Orange Streamer flags on them (see photo’s #01, #02, #03). Look directly East (across the creek) and you should be able to see the trees with the other Streamer Flags (see photo’s #04, #05) on them at the back of the property or you can drive/walk down Mojave View Drive for about 170-feet and turn left and park/walk up to the marked trees on the back of the second parcel. The views of the surrounding mountains, trees, canyons and your own seasonal creek, make these parcels a desirable and affordable option for the person that is looking for a semi-secluded property or a vacation campsite away from the crowds. Perfect for a Weekend Camping trips. These lots could possibly be made able to accommodate a small home, cabin, Tent, Travel Trailer, Camper or storage shed with a little work. A permit is NOT needed if the shelter is temporary or small enough, like a Euro Hut. A larger structure would need a permit.
These lots are situated within an area of many larger and smaller lot configurations, as you can see from the attached photos and Parcel maps, one property faces to the East and the other to the West. There is Electricity, City Water and Fire Protection on “Burnt Mill Canyon Road” and at “Breezy Point” just above these lots, but you would have to check with the utilities to see if it is available closer. I Highly Recommend you drive a high clearance vehicle such as a Truck or SUV as the turnoff road off Burnt Mill Canyon Road onto Mojave View Drive requires you to drive through a small creek bed that sometimes has ruts. The included photos were taken in September 2015.
With a little work and possibly a chain saw and tractor, these lots can be used for just about anything you want to use the land for: Farming, Gardening, Vegetation Nursery, growing herbs, shrubs, plants, Storage, Camping, RV Parking or cheap living off the grid, bug-out shelter, off-road ATV’s, 4-wheeling, bomb shelter, etc. Build a shed, build a cabin, build a barn, build a greenhouse, bring a trailer or motorhome, fence it in, make a driveway, dig a well, tractor it flatter, mine it for gold or ?, drill for oil, bring a shipping container, make it however you want. Or just pitch a tent and enjoy the surroundings peace and scenery. ***Check with Land Use Services department first on county building codes in case a permit is required. The land would be yours to do as you want!
